A NUMBER of residential properties – including an opportunity to buy a house with a regulated tenancy – are set to go under the hammer next week.

Property agency Heb has lots that include properties in West Bridgford and St Ann's and a building plot in Gedling.

At the auction on Wednesday, February 15, will be Westbury Road, Basford – a three-bed, semi-detached house with a regulated tenancy in place.

Matt Hilton, partner and auctioneer at Heb, said: "It is extremely rare to get regulated tenancies on the market. It is not often that you see these properties being offered for sale."

The Westbury Road property, which has a guide price of around £80,000, has a regulated tenant who has lived at the property since 1962.

Lot 1 is a detached property in Porchester Road, in Nottingham, currently comprising two self-contained flats and being sold with permission to demolish and build four homes in its place. A popular residential area, the opportunity to develop the site is expected to fetch up to £150,000 at auction.

Lot 6 is in Edward Road in West Bridgford – a large commercial property including a self-contained flat. It comes with a guide price of £200,000.

The Gedling site, guide price £55,000, is a chance to snap up a good sized, secluded single building plot at Besecar Close, accessed via a private road and coming with planning permission for a three-bedroom detached property.

And the four-bedroom mid-terrace property in St Ann's is an ideal buy-to-let opportunity in a cul-de-sac with front and rear gardens, at a guide price of £50,000.

Mr Hilton said: "We expect a lot of interest in these residential lots. The West Bridgford property, for instance, offers a great opportunity for a small business which could occupy the ground floor."

The Heb auction takes place at 2.30pm on Wednesday at the Nottingham Gateway Hotel, Nuthall Road, Cinderhill.
