SEAN Akins' Bildurn Properties has made a six-figure move into managed workspace on the edge of Nottingham's Lace Market. It has transformed 3,500 sq ft of space over three floors of a character property into managed offices available from just under £330 a month rental.

The space is available in Knight and Whitehall House, a late 19th Century building in Carlton Street, Hockley, close to the Lace Market and the city centre.

Prospective tenants could include creative industry businesses, the premises including Cat5e data cabling and an advanced telecoms system.

Office space available ranges from 170 sq ft, which is suitable for one or two-person businesses, up to 570 sq ft.

Sean Akins said some of the space had already been rented out before marketing had begun.

He commented: "This is our first venture into managed office space and is something we have been considering for some time.

"Facilities designed for small business operators is something which perfectly complements our portfolio.

"Before the facility has even been formally launched, we already have secured tenants for Knight and Whitehall House and initial feedback has been excellent."

Akins says the space has been refurbished to a particularly high standard with an emphasis on contemporary decor, such as timber feature walls and industrial-style lighting.

The high ceilings offer a substantial amount of natural daylight and period features are contrasted by the contemporary styling.

The central location is just round the corner from the Lace Market stop on the NET tram route, putting it within five minutes of Nottingham Midland station.

It is also ideally placed for amenities such as the city's shops, cafes and bars. It is also only a short walk from Nottingham Contemporary art gallery and opposite the newly opened Mercure four star boutique hotel.

Bildurn Properties are the team behind Nottingham's award-winning modernist Pod development and Lace Market Square.

Knight and Whitehall House was designed to appeal to a wide variety of occupiers looking for a city centre location, from new entrepreneurs, expanding small businesses and those looking for a temporary home.

The flexible easy-in, easy-out terms make the facility very attractive to new start-ups and companies looking for immediate and hassle-free accommodation. The property was named after the company Knight and Whitehall – one of the previous occupiers and owners of the building.
